Associa Sierra North serves communities across northern Nevada, including Reno, Sparks, Spanish Springs, South Reno, Somersett, Caughlin Ranch, Carson City, Incline Village, Zephyr Cove, Gardnerville, Minden, Dayton, and Fernley. The company works with associations throughout Washoe, Douglas, and Carson City counties, along with communities in the Lake Tahoe area. Associa Sierra North was established in 1988 and has been part of the Associa network of management companies since 2001.
Associa Sierra North manages master-planned communities, single-family homeowner associations, townhome communities, condominium associations, gated communities, active adult and 55+ communities, golf course communities, mixed-use developments, and mid-rise and high-rise condominium communities.
Associa Sierra North quotes management fees on a custom basis rather than from a published rate card. A typical engagement is built around a monthly management fee plus a one-time setup fee at the start of the agreement. The amounts depend on the size and service needs of the community, so pricing is provided in a proposal prepared for that specific association.
The board of directors remains the association's governing body and holds final decision-making authority, while the Associa Sierra North team handles day-to-day administration and carries out the direction the board sets. That day-to-day work includes compliance, governance support, vendor management, financial administration, and homeowner communication. The specific division of duties is set out in each community's management agreement, since it varies with the scope of service a board selects.
Yes. Associa Sierra North offers monthly board training sessions for the communities it manages. We also emphasize consistent communication and experienced community managers as part of our support.
Yes. Alongside full-service community management, Associa Sierra North offers financial-only services for associations that handle other functions on their own. Those financial services include budget preparation and forecasting, reserve planning and reserve fund management, delinquency and assessment collections, financial reporting and board transparency solutions, accounts payable and accounts receivable management, audit and reconciliation support, and escrow and resale package processing.
Associa Sierra North is an Accredited Association Management Company (AAMC) and a member of the Community Associations Institute (CAI), the industry's professional membership organization. The branch has a local team of more than 60 people, and our team members hold professional certifications and designations in the community association field.
